The Studio

Our studio is located in the former Caretakers Lodge for the Albyn Works established in 1875. The Albyn works was originally used to produce polish and Blanco - a whitening agent for military equipment and tennis kit.

The studio consists of 4 separate spaces for you to use:

1. Ground Floor - 70s Studio

The ground floor is an industrial space with concrete floor, exposed brick, pipes and joists.

Accessibility: Due to the historical nature of the building it is unfortunately not a fully accessible space. There is one step up to the front door. Wider, non step access is available through the backdoors into the workshop however there is one step to access between the adjoining rooms. We are more than happy to work with you in finding a solution to make this space accessible for wheelchair users where possible. The second floor is only reached via a narrow metal stair case. There is no accessible toilet.

Room Dressing : Whilst we endeavour to present the studio as it is represented in our imagery please note that individual items may be moved or exchanged, however the general theme of each room will remain.

Toilets: There are no toilets located inside the studio. Permission is granted to use the toilets in the adjoining Albyn Works building. Male toilets are the first floor, female toilets are on the second floor, there is no lift access and each toilet is a small cubicle. You will be given access to the toilets by key-code on your arrival.

Standard Hire time slots:

Half day 4.5hrs, Full day 9hrs

• Weekend Full Day 9.00-18.00

Set up and load out should be included within these hours.

Antisocial hours charged a custom rate.

The studio is located in an industrial area, whilst generally quiet inside we cannot guarantee noise levels from neighbouring works.

Current Public Liability Certificate must be produced 72 hours before shoot date.

Unfortunately the studio is not fully accessible due to its historical nature, but we will do our best to accommodate your needs.

All damage must notified immediately and any damages or breakages must be paid in full by hirer at current market value. Please note that all items in the studio are genuine vintage items which are not easily replaceable. 

Custom quoted bookings: 50% non refundable deposit will be required to secure booking. Remainder of booking fee to be paid in full a minimum of 7 working days prior to shoot. Minimum of 72 hours notice required to cancel booking to reclaim remainder of booking fee. Full fee will be payable if hirer cancels without 72 hours notice.

Package bookings: Payment is required in full at the time of booking.   Minimum of 72 hours notice required to cancel booking to reclaim initial fee minus 50% held as deposit. Full fee will be retained if hirer cancels without 72 hours notice.

Dogwood Lifestyle Ltd will notify the hirer of an unexpected cancellation from our side with a minimum of 72 hours under normal circumstances. Full payment including deposit will be refunded under these circumstance. Dogwood Lifestyle Ltd will not be liable for any other costs incurred.

We want you to have fun and enjoy this space as much as we do, but we have some general rules to keep everyone safe and happy.

Absolutely NO SMOKING or vaping within the studio, within the courtyard or directly outside our front door. No exceptions. (Any images on our website representing candles / smoking have been edited post production)

NO DRUGS/NO ILLEGAL PRACTICES/NO ALCOHOL

No Loud music or antisocial behaviour. Please be respectful our neighbours who are very accommodating of our business.

Do not light candles or fires.

Do not leave the property unattended. If you need to leave the property please call your contact on the number given.

Do not stand on the tables / chairs without prior permission. They are vintage in nature and often not secure to do so.

No outside/dirty footwear on beds, furniture, rugs or soft furnishings. Clean footwear is acceptable. Shoe covers are available in kitchenette.

Please be mindful of the ceiling lights when moving equipment.

Furniture and accessories may be relocated for shoot purposes, but please ask permission beforehand as some items are not suitable for moving.

Cups/Plates/Cutlery are in the kitchenette, as is tea and coffee. Please help yourself to the use of these. Please wash after use and leave tidy, failure to do so will incur a minimum £50 cleaning fee. You are welcome to bring your own food but this must be consumed in the kitchen / leopard diner area. THIS IS A NUT FREE ENVIRONMENT DUE TO STAFF ALLERGIES.

All damage and breakages must be reported and paid for in full.

Dogwood Lifestyle Ltd reserve the right to terminate this agreement without notice and ask the hirer to leave should they breach any of the above conditions.

Contact your allocated guide for all concerns who will remain nearby to assist in your shoot.

The agreement between the Client and Dogwood Lifestyle Ltd sets out the terms and conditions by which the Client will be permitted to use areas in and around the Location for filming/photography for the Production.

Daily rates are calculated on either four and half or nine-hour continuous working day for stills. Please contact us for timings and rates for film and TV shoots.

For TV & Filming - Prep days, Strike days and Reinstatement days where applicable at the Location shall be charged at 50% of the agreed daily rate. 

50% non-refundable deposit is required at time of booking.

Shoot times are 9am – 1.30pm half day and 9am – 6pm full day unless otherwise agreed. This includes set up and take down. Overrunning shoots outside of these times will be charged at £50 per 15 minutes up to one hour and then £100 per 15 minutes thereafter.

The total fees shall be paid in full to Dogwood Lifestyle Ltd a minimum of 7 working days prior to the start date. Any further fees payable in respect of any overtime or cleaning fees shall be paid direct to Dogwood Lifestyle Ltd at the agreed overtime rate within 7 working days following completion of the Production/Shoot. Dogwood Lifestyle Ltd reserves the right to refuse the Client access to the Location unless and until the total fees have been paid in full accordance with Terms of Payment.

Any additional extras, refreshments or catering requested by the Client should be paid to the Dogwood Lifestyle Ltd.

Outstanding fees are subject to interest at 2.5% per month.

Once the Client has confirmed the booking with Dogwood Lifestyle Ltd (verbally or in writing) and subsequently wishes to cancel Dogwood Lifestyle Ltd must be made aware of this as soon as possible. Cancellation of a booking less than 72 hours of the start date shall be charged at 100% of the total fees.

The term of this agreement may be extended for any further period that the Dogwood Lifestyle Ltd may permit for the completion of the Production/Shoot.

The Client shall have the right to:

Enter the Location and make use of it as may be required during the dates of the shoot including in particular the right to rehearse and film scenes of the principal photography of the productions and to take stills and photographs for use either in publicity book publishing or merchandising thereafter.

Represent the Location as being another real place or a fictional place according to the requirements of the story of the Production but shall not disclose its real name or location, except with the prior consent of Dogwood Lifestyle Ltd.

Be under no obligation to use the material that is filmed and/or photographed on Location.

In the event of unforeseen and wholly exceptional circumstances (including fire, flooding, epidemic, government requirements or other events of force nature) which are beyond the control of the Client or Dogwood Lifestyle Ltd and which would prevent the use of the Site for the Shoot the Client shall be entitled to cancel this agreement by notice in writing and in such event Dogwood Lifestyle Ltd shall not be liable for any loss or damage suffered by the Client however Dogwood Lifestyle Ltd shall be entitled to refund any fees paid in advance.

In the event that the Client is unable to commence or complete the Shoot on or within the Dates of the Shoot due to inclement weather conditions (or otherwise) the Client may request either an extension or a rescheduling of the Dates of the Shoot in order to complete the necessary filming/photography. This is by mutual consent of the Client and Dogwood Lifestyle Ltd and at a level of total fees no less favourable to Dogwood Lifestyle Ltd than the total fees previously agreed.

The Client undertakes and agrees to the following:

All floors at the Location must be protected from tripod legs and light stands in default of which the full cost of any repairs required to be undertaken to the floors shall be met by the Client.

All floors at the Location must be appropriately protected and in the event that any floor is damaged the Client agrees to reimburse Dogwood Lifestyle Ltd the full cost for any such repair or replacement.

Shoe covers, clean indoor shoes or stocking feet must be worn inside the property. No dirty or outside footwear allowed on soft furnishings or furniture.

The following is forbidden in the house and grounds – NO EXCEPTIONS. Smoking including vapes, Drugs, Drinking Alcohol, Illegal Practices, Loud Music, Antisocial Behaviour. Lit candles and Fires, aerosol / fragrance sprays. Animals and pets. Loose glitter.

All items within Dogwood Lifestyle Ltd are vintage and not easily replaceable on the high street. Please be especially mindful of the light fittings when moving equipment. Any damage to any furniture or accessories will be charged at the current retail value.

Furniture and accessories may not be relocated for shoot purposes without prior permission from Dogwood Lifestyle Ltd.

No private property from store rooms belonging to Dogwood Lifestyle Ltd can be used for set dressing without the prior consent of Dogwood Lifestyle Ltd.

The Client agrees to inform Dogwood Lifestyle Ltd should any additional lighting be required for the purposes of filming and if required by the Owner undertakes to pay for the use of any such additional lighting at the rate of £2 per kilowatt per hour.

If the Location is left unattended for any period, then the Client shall ensure that their contact is notified to ensure that the Location is left properly secured and doors locked.

No floors, walls or ceilings at the Location shall be marked in any way without the prior consent of Dogwood Lifestyle Ltd.

The Location must be left cleaned, tidy and in good order and restored to its original state prior to the Shoot. If this is not the case the Client agrees that it shall be responsible for any loss or damage directly arising from its use of the Location and agrees to reimburse Dogwood Lifestyle Ltd for any costs incurred for the cost of professional cleaning at a minimum cost of £50.

The Client shall not be deemed to have vacated the Location until the Location is fully cleared of all equipment and personnel used in connection with the Location to the reasonable satisfaction of Dogwood Lifestyle Ltd (see overrunning shoots). If any property is left at the Location, then Dogwood Lifestyle Ltd shall be entitled to make a charge until such property has been removed (due to the fact that it may prevent others from making use of the Location).

The Client on signing this agreement accepts that the Location is suitable and/or fit for the purposes required for the Production/Shoot. The client may visit the Location before the shoot to ensure it is comfortable that the Location is suitable and/or fit for the purposes required for the Production/Shoot and no responsibility cannot be accepted by Dogwood Lifestyle Ltd or without prejudice, or for any changes in the Location from the library images.

No Loud music or antisocial behaviour. Please be respectful our neighbours who are very accommodating of our business.

Where neighbouring residents and businesses may be affected by filming, we advise that the Client uses a qualified Location Manager to oversee access, permissions and any parking arrangements. At least 48 hours written warning notice is recommended to any potential residents or businesses who may be affected.

Prior to the Shoot both the Client and Dogwood Lifestyle Ltd shall thoroughly inspect the Location together and the Client shall take all reasonable precautions necessary to prevent accidents and injuries to anyone using the Location during the Dates of the Shoot.

The Client will indemnify the Owner against all actions, proceedings, costs, claims and demands against Dogwood Lifestyle Ltd in respect of death or personal injury and/or loss and/or damage to the property arising directly or indirectly from the activities in connection with the Production/Shoot.

The Client will provide adequate insurance for its crew and in particular for Public Liability Insurance and shall provide evidence of this insurance to Dogwood Lifestyle Ltd at time of booking.

The Client will pay all fees and charges due to any authority to enable the Client to use the Location for the Shoot provided that Dogwood Lifestyle Ltd has notified the Client of the requirement for any such consents and charges prior to the signing of this agreement.

The Client shall not allow on Location any persons who are not directly employed by him/her without the written consent of Dogwood Lifestyle Ltd.

Unless otherwise agreed with Dogwood Lifestyle Ltd no animals shall be allowed on the Location.

When child (under 18) models are involved in a Shoot there shall be no less than one supervising adult per child.

The Client shall not make any structural or decorative alterations to the Location without the prior written consent of Dogwood Lifestyle Ltd and shall use the Location only for the purpose of the Shoot as set out in the agreement.

Where applicable the Client shall remove and properly store any furniture which is required to be removed from the Location for the purposes of the Shoot and shall make good any damage caused to any such furniture during removal or storage. Only with express permission from Dogwood Lifestyle Ltd. 

Where the Client has confirmed a Location for more than one day arrangements for storing any property and belongings used in connection with the Shoot must be made in advance with Dogwood Lifestyle Ltd. When such storage is permitted Dogwood Lifestyle Ltd property must be packed and stored and comply with specific storage instructions from Dogwood Lifestyle Ltd. Any property belonging to the Client left on Location is entirely at the client’s own risk.

The Client shall undertake all reasonable measures in order to protect the intellectual property rights of artists and/or designers of items at the Location. This may be a piece of furniture or artwork where the artist and/or designer still retains the copyright. In the event that the Client wishes to remove any such item(s) from the Location this shall solely be done under the direction of Dogwood Lifestyle Ltd. 

The Client agrees that the material filmed and/or photographed on Location will not be used in a manner that may bring Dogwood Lifestyle Ltd into disrepute or be defamatory of them.

The images in Dogwood Lifestyle Ltd library are the copyright of Dogwood Lifestyle Ltd and may be used for reference purposes only. Unauthorised use or publication of any image in full or part in any way for financial or personal gain is forbidden. This applies to images on the website or taken during reconnaissance organised Dogwood Lifestyle Ltd.

All Location details and information must remain confidential and not be passed onto third parties for any other purpose than for the confirmed Shoot/Production.

In respect of Covid 19

Dogwood Lifestyle Ltd confirms that, to the best of its knowledge, no person with covid-19, or who is displaying covid-19 symptoms, has been at the Location during the 14 days period ending on the date the Shoot commences.

The Client will ensure that no person with covid-19, or who is displaying covid-19 symptoms, will be present at the Location during the Shoot or at other times as part of the Client’s use of the Locations and will ensure that each person so attending the Location will complete a covid-19 declaration.

If either Dogwood Lifestyle Ltd or the Client becomes aware of any breach of the above paragraphs, they shall promptly inform the other party.

This agreement shall be governed by and construed in accordance with English law and the parties hereto agree to the exclusive jurisdiction of the English courts in respect of any matter or dispute arising out of this agreement.

All damage must be paid IN FULL at market value, please note that vintage items are not readily available and the price is reflected in this.

We will be here to greet you and will conduct a tour with you at the start and end of your booking to ensure that everything is left as found.

Times are 9am until 1.30/6pm unless otherwise agreed. Set up and take down to be included within this, overrunning shoots will be charged at £50 per 15 mins up to 1 hour then £100 per 15 mins thereafter. Please allow 15 mins at the start and end of your booking for the greet and walk around - this is not included in your charged booking time.

Please be aware this is an industrial site and due care must be take by the hirer to ensure themselves and associates adhere to reasonably expected health & safety. Make sure you understand the fire safety and general site safety given to you by Dogwood Lifestyle Ltd.
